Water damage can lead to a host of problems, with mold growth being one of the most concerning. “I had a small water leak a few months ago. Can you come take a look to see if you can fix the damage”. This is how one of my recent phone calls started with a new customer. While I was happy to help get their home back to a healthy place to live their lives, most of the damage could have been avoided. While the initial water damage could be covered by insurance the resulting secondary damage from not getting it cleaned up promptly falls on the homeowner. Many times this delayed response results in mold growth or even rot. The steps listed below will help prevent this issue happening to you.
1. Prompt Water Removal:
The first step in mold prevention is swift water removal. Remove standing water and thoroughly dry affected areas within 48 hours to inhibit mold growth. Utilize pumps, wet vacuums, and dehumidifiers to expedite the drying process.
2. Thorough Cleaning and Disinfection:
After water removal, thoroughly clean and disinfect all surfaces affected by water damage. Use antimicrobial solutions to kill any mold spores present and prevent their proliferation. Pay special attention to porous materials like carpeting and upholstery.
3. Ventilation and Air Circulation:
Proper ventilation is crucial in preventing mold growth. Increase airflow by opening windows and using fans to promote drying and discourage mold formation. Consider installing exhaust fans in bathrooms and kitchens to reduce humidity levels. A key safety thing to note- if you suspect there is already mold growth do not move air or put a fan across the area, it could spread the mold particles into more areas of the home.
4. Inspection and Repairs:
Regularly inspect your home for signs of water damage, such as leaks, dampness, or discoloration. Address any issues promptly and make necessary repairs to prevent future water intrusion. Seal cracks in walls, roofs, and foundations to keep moisture out.
5. Maintain Optimal Humidity Levels after Water Damage:
Mold thrives in humid environments, so it's essential to maintain optimal indoor humidity levels. Use dehumidifiers to keep humidity below 60% and prevent moisture buildup, especially in basements, attics, and bathrooms. If possible install a dehumidifier that drains automatically with a hose, it takes out the human element of forgetting to empty the bin.
6. Proper Storage and Organization:
Store belongings in dry, well-ventilated areas to prevent mold growth. Avoid storing items directly on the floor, particularly in areas prone to water damage. Use moisture-resistant containers for long-term storage. No cardboard boxes to store things on the floor, it will wick up any moisture and can cause mold growth and further damage.
7. Regular Maintenance:
Implement a regular maintenance schedule for your home's plumbing, roofing, and HVAC systems. Inspect and clean gutters and downspouts regularly to prevent water buildup and potential leaks. Address any plumbing leaks or issues immediately.
